Summary Description:  Ensure the accuracy and propriety of all financial data and reports maintained and prepared for the properties/projects, tier entities and investors.   Primary Duties/Responsibilities: Property Operations and Budgeting: Partner with the Property Manager and Staff Accountants to ensure accuracy of financial reporting and budgets. Prepare and review monthly and quarterly operating reports to investor, working closely with Asset Managers and Property Managers. Review and analyze the general ledger and ensure records are kept in compliance with GAAP or other basis of accounting. Prepare and review monthly financial statements and supporting schedules. Perform treasury functions including cash management and cash flow projections. Maintain property’s Argus building valuation model for investor’s buy/sell/hold analysis. Assist in annual plan/budget preparation process by preparing revenue projections and variance analysis. Coordinate audits (external, internal, etc.) and prepare information for these audits as needed. Assist in supervision of Staff Accountants. Property Development: Ensure accuracy of construction draws and financial reporting with the assistance of the Project Manager and Staff Accountants Review funding requests to investors and analyze general ledger Examine budget overages and research variances with Project Manager Acquisitions/New Projects: Assist in due diligence process related to property acquisitions including but not limited to: reviewing property valuation models in Argus, perform revenue and expense analysis of the potential acquisitions, lease analysis, debt analysis, preparation of revenue and expense prorations, etc. Assist in the set up of new projects including but not limited to: setting up the property in company software (or similar software), opening bank accounts, preparing rent start letters and preparing acquisition accounting schedules/entries (FAS 141/142 purchase accounting, FAS 13 straight-line rent, revenue models).  


  Experience:   Two or more years professional accounting experience Big 4 or public accounting experience strongly preferred   Education: Bachelors degree in Accounting, Business Administration or related discipline CPA preferred   Skills: Strong knowledge and application of Generally Accepted Accounting Principles Perform numerical and financial calculations Analyze and interpret various types of data in order to draw conclusions and solve problems Demonstrate extensive knowledge of Microsoft Excel and proficiency utilizing various accounting software and a 10 key calculator Compose business letters, expositions, summaries, and reports, using proper format,  punctuation, grammar, diction and style Exchange ideas, information, and opinions with others to formulate and/or arrive jointly at decisions, conclusions, or solutions
